The main objective of this contract is offering guidance to the Office of the Arizona Attorney General’s in its disposition of seized and forfeited assets. R.O.I. assesses the site’s condition, undertakes a physical inventory of the asset, performs an assessment of high-risk areas, assessment of the property’s highest and best use, and makes recommendations for capital improvements. Additionally, R.O.I. performs a valuation or, Broker’s Opinion of Value/Broker’s Price Opinion to include as-is, rehabbed and quick-sale valuations to provide pricing recommendations and performs an analysis of real estate trends and conditions in the property’s submarket.

Market assessments, analyses, and disposition of real property, are the targeted objectives of R.O.I.’s relationship with the Pinal County Attorney’s Office. R.O.I. assesses the site’s condition, inventories the asset, photo journals high-risk areas on and off site, assesses the property’s highest and best use, and makes recommendations for capital improvements and/or sale.
Real Estate Consulting Services for the State of Arizona
R.O.I. is contracted to provide real estate consulting and brokerage services for the State of Arizona and its related entities.

R.O.I. served as a qualified vendor for the City of Phoenix Aviation Department, for commercial brokerage services for Sky Harbor, Deer Valley, and Goodyear Airports.
[block]9[/block]Real Estate Valuation, Marketing, and Sale of Commercial Properties for Arizona State University
R.O.I. provides commercial real estate services, including: analysis, valuation, and marketing, for the acquisition and disposition of real property.
[block]10[/block]Real Estate Advisory and Acquisition services for the City of Phoenix Neighborhood Stabilization Program
This project entailed provision for acquisition and real estate advisory services for the City of Phoenix Neighborhood Stabilization Program, including process development for property management and maintenance of city-acquired, or program-partner-acquired properties. Additionally, R.O.I. provided marketing, outreach, and customer advisory services for participants of the City of Phoenix Neighborhood Stabilization Program. This resulted in 200+ acquisitions, with a cumulative attraction of and interface with over 4,500 potential participants.
As part of this assignment, R.O.I. also provided real estate market research and market data correlations between tenant-occupied and owner-occupied properties, lender-owned and short sale properties, distressed and market rate product, and composition of listing stock within numerous area throughout Phoenix.
[block]11[/block]Real Estate Consultation and Brokerage Services for Mission Properties of Phoenix, LLC (Desert Mission Neighborhood Renewal)
The purpose of this project was to provide market analyses of the Sunnyslope neighborhood, and other areas in North Phoenix for Mission Properties of Phoenix, LLC (Desert Mission Neighborhood Renewal). As an affiliate of Honor Heath, Desert Mission Neighborhood Renewal is a community development corporation that facilitates the development of housing, neighborhoods and businesses.
R.O.I. also provided Desert Mission Neighborhood Renewal with acquisition, assemblage, and due diligence services, including market research and analysis (current supply and demand, market rental rates and property values and growth trends), property management and maintenance, and process development for same.
[block]12[/block]Real Estate Acquisition Services for Community Members for on Behalf of the Phoenix Aviation Department’s Community Noise Reduction Program
This project helped to reduce the effect of noise pollution in and around impacted neighborhoods. R.O.I. Properties, through its subsidiary Zeitzer Consulting (which is wholly owned by R.O.I. Properties and managed by Beth Jo Zeitzer), provided real estate acquisition services (for English and Spanish-speaking participants, and their lenders, agents, and other stakeholders) for the City of Phoenix Aviation Department’s Community Noise Reduction Program. This resulted in roughly 600 acquisitions.
Real Estate Market Data and Research for Trellis
The purpose of this on-going project seeks to fulfill the need for affordable multi-family housing throughout the greater Phoenix area. R.O.I. Properties supports Trellis’ (formerly the Neighborhood Housing Services of Phoenix) mission as Real Estate Consultant and Broker providing market data, research, properties fulfilling Trellis multi-family development requirements, and individual home owner advisory services.
